  1. Preliminary meetings
    We listen to our clients' ideas, taking into account their needs and resources and we try to adapt the best solutions in order to exceed their expectations.
    We occasionally provide advice on the feasibility of possible modifications on existing buildings, potential investments, site location, the potential of a business premise, etc.
  2. Preliminary project
    Preliminary paperwork, sketches, volumetric, facades, general layout, floor plan, etc., are submitted to study and revision until we attain the desired image.
    Preparation of alternatives of available options for construction techniques.
    Research of resources, materials and techniques to optimize time, resources, etc.
  3. Executive Project
    Supporting graphic documents that allow for an efficient work execution including every component: structure calculation, construction details, charts, reports and schedules, electrical, sanitary and structural conditioning and whatever is required by the architectural schedule.
    Preparation of folders to request the necessary construction permits.
    Preparing folders for quotation requests.
    Preparing guidelines for underwriting legal contracts between the client and construction company as well as between the Architectural office and the client.

    This phase involves the participation and interaction of experienced professionals specialized in each specific area. Works related to surveying, structure calculation analysis, sanitary, lighting, advertising, graphic design, paperwork, landscape, drawings and every discipline that plays a decisive role in the development of each project.
  4. Budget development: Price Quotation
    Once the detailed documents are ready, a bid request is sent out to acknowledged companies who have a solid background and experience. Labeled lists are prepared showing the incidence of costs on the overall project.
  5. Appointment of subcontracts and signature of legal contracts,
    guaranteeing a backup for the client, the contractor, and the architectural office. This includes the definition of each of the project's components, costs, personnel, quality of materials to be used, construction procedures, as well as deadlines and other personal conditions related to each specific project.
  6. Project Management
    Subcontract monitoring to ensure that the project is carried out according to the work schedule.
    Certificates of work progress for payment purposes.
    Creation of status and accounts reports for the client, until the procurement of the final authorizations and permits.
  7. Project completion
    Signature of final contracts containing supporting documentation and guarantees.
    General assessment of results.
